Bulkestate features only real-estate projects and most times interest is only repaid in full at the end of the loan, at the same time as the capital.
I started my investments at Bulkestate in August 2018. The drawback of the platform is that the loans listed on the Bulkestate are not protected by a buyback guarantee. This means, that in case the borrower delays the payment, the credit company that issued the loan is not obliged to buy back the investors share in the loan.
Another minus from the investors perspective is that Bulkestate does not have a secondary market which might be needful for anyone looking to liquidate their assets quickly.
The main differentiation which separates Bulkestate from other P2P lending platforms is the combination of lending and group buying deals. As a buyer, you are provided with a variety of bulk deals in the marketplace where you can choose an apartment to buy. An interesting proposition for a different type of investor.
